Project Description
The project was developed for a major developer in Astana, Kazakhstan, as part of a large new residential district located on the city’s edge. Conceived as a mixed-use, multifunctional neighborhood, the district combines diverse building typologies — multi-family, terraced, and detached housing. Within this framework, the client’s brief required the design of a block composed exclusively of private residences.
Rather than creating a gated enclave, we envisioned the block as an integrated fragment of the wider urban fabric. It balances privacy with connectivity: while providing residents with secure and intimate spaces, it also maintains strong links to the surrounding community. A green pedestrian promenade weaves through the site, concentrating activities, fostering social interaction, and nurturing a sense of belonging.
To accommodate diverse family compositions, lifestyles, and income levels, we developed a varied villa typology. The villas differ in footprint, number of bedrooms, garage capacity, and number of floors. Despite this variety, all share a unified planning strategy: entrances extend toward the street to encourage social interaction and representation, while private spaces are oriented inward around a courtyard.
Our goal was to create a coherent yet diverse architectural environment that gives the block a distinct identity. A consistent architectural language unites all villas, while individual features imbue each with unique character. The combination of villa types produces a rich and varied streetscape, preventing monotony and enhancing recognizability.
